As a result the demand in the area has remained fairly strong and there are a number of ageing centres which providers and parents and wanting replaced with newer builds.
There was a period of time where many operators wouldn’t consider rooftop centres but this attitude is rapidly shifting as a result of improved operational efficiencies and reduced land availability in metropolitan locations. For many operating a two level centre in a dense hub like Moonee Ponds is not different than operating a two level centre that is freestanding in the outer suburbs.”
Marcello Caspani-Muto added “Childcare opportunities are few and far between across the immediate surrounding area due to the value and tightly held nature of land parcels. We have seen a small selection of new builds in surrounding suburbs like Pascoe Vale and Avondale Heights but they have not found there way into most esteemed suburbs inclusive of Moonee Ponds, Essendon or Strathmore so we expect a good level of interest from providers with existing local operations in the immediate area and those looking to break into the suburb.”
The centre will be launching For Lease via Expressions of Interest in the coming fortnight.
